DisputeVoice, a consumer protection platform, has launched a free online tool that allows Florida timeshare owners to understand their contract escape options using artificial intelligence and Florida’s Vacation Plan and Timeshare Act (Chapter 721).
The tool, available at disputevoice.com, walks owners through a 3-minute questionnaire with multiple-choice answers covering their contract terms, maintenance fees, sales experience, and prior exit attempts. It then generates a personalized Florida timeshare escape evaluation that includes an Exit Urgency Score, an Exit Opportunity Score, flagged risk factors tied to their specific answers, and references to applicable Florida statutes.
“Most timeshare owners know something is wrong with their contract but don’t know how to evaluate it,” said Steven Chayer, founder of DisputeVoice. “They either pay an attorney thousands of dollars to review it, or worse, they fall for a timeshare exit company that charges them $5,000 to $10,000 and does nothing. This Timeshare Escape Evaluation Tool gives them a clear picture of where they stand — for free — so they can make an informed decision about what to do next. THE PROBLEM THE TOOL ADDRESSES
Florida is home to more timeshare resorts than any other state, and timeshare-related consumer complaints remain among the most common filed with the Florida Attorney General’s office. The timeshare exit industry — companies that promise to cancel timeshare contracts for large upfront fees — has itself become a major source of consumer harm, with multiple state attorneys general and the Federal Trade Commission pursuing enforcement actions against exit companies.
Many owners feel trapped between a contract they cannot exit and an exit industry they cannot trust.
HOW THE TOOL WORKS

The tool evaluates owner-reported data across several categories:
Contract structure (perpetuity clauses, ownership type, financing status)
Financial exposure (maintenance fee levels, fee increases, special assessments)
Sales experience (investment claims, rental promises, availability representations, pressure tactics, “easy exit” assurances)
Current status (payment standing, collection activity, prior exit attempts)
The AI engine cross-references the owner’s answers against Florida Chapter 721 (Vacation Plan and Timeshare Act), Florida’s Deceptive and Unfair Trade Practices Act (FDUTPA, Fla. Stat. sections 501.201–501.213), and common exit pathway requirements to produce a risk score and detailed findings.
The free timeshare contract risk evaluation identifies primary risk factors and areas of concern. A paid upgrade provides a full exit strategy evaluation, lifetime cost projections, and ready-to-send communication templates personalized to the owner’s resort, contract type, and situation.
WHAT MAKES IT DIFFERENT
Unlike timeshare exit companies, the tool does not promise to cancel contracts, does not require upfront fees, and does not collect phone numbers or initiate sales calls. The free evaluation requires only a first name and email address.
“We built it to be the thing that should exist before someone hires anyone,” said Chayer. “If an owner’s situation has real legal leverage, the tool shows them that. If it doesn’t, the tool is honest about that too. Either way, they’re much more informed than they were three minutes ago.”
The tool is currently focused on Florida timeshare contracts and Florida law. Expansion to additional states is planned.
